The property is a 350m2 house located in the heart of Fosdinovo. The house has 3 floors, two fireplaces, a balcony and two terraces with magnificent views over the Tyrrhenian sea and Tuscan countryside. The staircase is made of white Carrara marble and the tiling is typical Tuscan style. The house was last restructured in the 1950s. The house is in good condition but requires some major modernisation work before moving in. The house could be split into 3 separate apartments.
This is a 3 storey house right in the mediaeval borgo of Fosdinovo. It is habitable but would benefit from modernisation and may lend itself to conversion into flats, subject to relevant consents.
A few words from the owner:
“The residential building is located in a singular position in the historical centre of Fosdinovo and has always been inhabited by the Bianchi family, a branch of the most famous Bianchi d’Erberia family, founders, together with a consortium of nobles from Faucenova (ancient name of Fosdinovo ).
Their activity is previous to that of Spinetta Malaspina who in 1340 made Fosdinovo the centerpiece of his vast possessions.
The building overlooks Piazza Cairoli, at the intersection of via Erberia and via Marciano, the main node of the lower part of the town. It is one of the few historic residential buildings of a certain value present within the walls and enjoys an enviable view of the Magra valley and the Tyrrhenian sea.
It was the subject of a profound restructuring in 1600 following which the arched passage still existing was created and which gives access to via Marciano.
Access from via Erberia leads to an atrium which distributes a series of cellars, in one of which there is a water collection well (the only example in a private house in Fosdinovo) and to the stairwell, with cross vaults , which goes up to the upper floors.
On the first floor a large kitchen with a typical fireplace (remained unchanged) and charcoal hobs and five rooms including a living room connected to a large corner terrace
Upstairs the bedrooms well distributed by a hallway and a terrace overlooking the western part of the country.
With a specific recovery intervention, the entire building can be used as a guest house type accommodation facility.
It will be possible to create six double bedrooms, equipped with toilet, toilet, bidet, sink, shower, and an apartment with two bedrooms, kitchenette and bathroom.
On the first floor in a large and bright living room connected to the terrace, a small breakfast service can be provided. In the building you can get the kitchen for preparing breakfasts, a laundry-ironing room, an office space and a warehouse.
Fosdinovo enjoys a strategic geographical position, center of gravity with respect to the motorway junctions of Carrara and Sarzana of the A12 Genova-Rosignano, near the A15 Parma-mare motorway exit and close to the Aurelia.
Firmly anchored to Tuscany, located on a hill at 500 meters, it stands on the border with Liguria and a few minutes from the Cinque Terre or the well-known Versilia beaches.
The village of Fosdinovo has tennis courts, a playground, horse stables, nature trails and all essential services such as a clinic, pharmacy, bank, post office, restaurant, bar.
The program of summer cultural and recreational initiatives is interesting.
For its favourable location, for the presence of the Malaspina castle (10.00 paying accesses per year), for three monumental churches and for its particular medieval architecture, Fosdinovo is a destination for a good tourist flow and there is a growing demand for facilities. quality accommodations that are placed inside the village.”
